After our developer client purchased a cramped split-level house on a charming, winding street, our directive was to improve the curb appeal and lower level floor plan while adding a full master suite and a “mini-master” on a new third level.

The ground floor ceiling height was raised from 8′ to 10′ and opened up into formal and informal areas that are visually connected but spatially distinct.

By working in the Craftsman style, our design allowed for the entirety of the existing foundation and garage/bedroom wing to remain, while positioning the house for broad market appeal and a quick and profitable sale for our client. Part of our strategy involved carefully staying beyond the City’s threshold for design review by retaining more than the proscribed amount of existing structure.

As built, this complete renovation contains 4 spacious bedrooms (including master suite with private balcony and phenomenal views), an additional office/library with built in cabinetry, 3.5 baths, master bath with shower for two with steam, sunken tub, formal living room with wainscoting, marble fireplace, recessed lighting, high ceilings throughout, the family room has an expansive glass wall with attached slider doors, adjacent to the family room is a state-of-the art kitchen w/Viking appliances, Marvel wine refrigerator, Thermador microwave drawer, Calcatta Marble island with built in sink, a huge farm sink, Rohl plumbing fixtures throughout, hardwood floors, A/C on all floors, outdoor lighting, an expansive outdoor living space with blue stone and plantation fans, gas hook ups ready for a custom b-b-q, and outdoor heat.
